In short
- HomeStars' Canada-wide water damage guide gives $300–1,250 for a ceiling patch; its Gloucester (Ottawa) page puts small fixes at $75–150 each.
- Mould can start in 48 hours on a wet surface, Health Canada says, so the leak is found before the patch.
- In a new home Tarion expects ceiling texture to look generally uniform in a room, and covers it in the one-year warranty.
- A ceiling in a house built before 1990 may carry old texture or compound. Health Canada advises testing before renovating.

What the ceiling is telling you
The first question is why. Ceilings move for different reasons, and each reason sets a different repair.
- Stain or ring. Water came through at some point. Where it came from decides everything that follows.
- Sag or bulge. Board has taken on water or lost its fastening. A sag is the situation to flag first in your request.
- Crack along the wall. In a heated Ottawa house this is often seasonal movement. The crack repair page covers seams and corners.
- Hole or cut-out. Another trade opened it for a fan, wire, duct or light. See pot light holes for round openings.
Water first, repair second
If the ceiling has been wet, the repair waits for the source. Health Canada’s moisture guide adds that mould under the paint means the drywall comes out and new board goes in. Painting over a damp stain only hides it.
A drywall company can patch the ceiling. It does not fix a roof, a supply line or a bathroom above. Say in the request what you know of the source and who dealt with it. The water-damaged drywall page covers drying, insurance and when board has to come out.
What a ceiling repair costs
The numbers online are wide. Across Canada, HomeStars’ water damage guide prices a ceiling patch between $300 and $1,250. For Ottawa, HomeStars lists minor repairs at $75–150 a job and handyman time for patching at $85–120 an hour. Small jobs use the first figures and a whole ceiling the second.
What moves the price on a ceiling:
- Height and room. Ceilings above standard height and stairwells need staging.
- Area. One patch is a visit. A whole ceiling with a new skim coat is days of work with drying.
- Texture. Matching texture takes more skill and time than a smooth finish.
- Paint. A repaired ceiling is usually repainted to the edges, priced as in the FAQ.
New homes and older ones
If you moved into a new home within the last year, check the builder. Tarion’s texture standard, quoted in the FAQ, sits under the one-year warranty on work and materials. A ceiling and wall joint that opens in the first winter is truss uplift in Tarion’s terms. A gap wider than 4 mm is outside the acceptable condition, and Tarion says to hold off on the repair until the truss settles back.
In an older house, the drywall, plaster, putty and spackling can contain asbestos, and Health Canada advises a professional test before renovating. Put the build year in the request. The popcorn ceiling page explains how that decision plays out for textured ceilings.
What a written quote should include
The quote should list the area, the method (patch, replace a board, or skim the whole ceiling), the texture match, the paint, the staging, and the cleanup. If the visit includes opening the ceiling to find a leak, ask how that time is billed. The full table is on the drywall repair cost page.
Who repairs the ceiling
One independent local company takes the ceiling request from the desk. It calls you, sets the price and the visit time, and does the work.
Questions to ask the company
- Will you find where the water came in, or do I arrange the roof or plumbing check first?
- Do you cut out the wet board, or dry and patch it? How do you decide?
- How will you match my ceiling texture, and will you show me a test patch?
- Does the price cover painting the whole ceiling, or only the repaired area?
- What staging do you need for my ceiling height, and is it in the price?
Have this ready for the call
- Photos of the ceiling in daylight, including the room or fixture directly above it
- The date the stain or crack appeared and whether it has grown or darkened
- Whether the ceiling is flat, textured or popcorn-style
- The year the house was built
- Any recent roof, plumbing or electrical work above the ceiling
Questions people ask
My ceiling stain is dry now. Do I still need a repair?
A dry stain can still hide damp board, and it can return when the source leaks again. Tell the company how long it was wet and what was done about the source, so it can choose between stain-blocking primer and cutting out the board.
A section of ceiling sags. What should I do before the company calls?
Keep people and furniture out from under the sag, and if a light fixture sits in the wet area, switch its breaker off. The weight of trapped water or loose board can bring a section down. Photograph it from a distance and describe it in the request. The repair is cutting out and replacing board, which belongs to a trade.
Why does the new ceiling patch look flat next to the old texture?
Texture is applied by hand or spray, and a patch has to copy both the pattern and the sheen. Tarion’s guideline expects applied ceiling texture to look generally uniform in a room, with minor variation normal. Ask the company how it matches your texture and request a small test area before the full ceiling.
Do I have to repaint the whole ceiling after a patch?
A repainted patch on an old ceiling often shows as a lighter or glossier spot, because paint ages and sheen differs. Many companies paint the whole ceiling for an even finish. HomeStars lists painting at $400–950 per room in Ottawa, so the quote should show it as its own line.
Can a hole for a vent or fan be patched the same way?
A hole where an exhaust fan or vent was moved is patched with board and compound like any other cut-out. If wiring or ducting was changed, ESA requires inspection of electrical work before it is concealed, so close the ceiling only after that. Tell the company who made the opening and whether work above it is finished.
