What to ask before you book
- Q1Is my part of Kanata inside your usual area, and how do you bill the drive?
- Q2My house is in Beaverbrook or Glen Cairn. How do you handle sanding or cutting older walls?
- Q3For a stacked townhome, where can your van park, and do you need a booking from the condo?
- Q4Which lines on my list can you finish in the first visit?
- Q5Do you supply hardware such as anchors and hinges, or should I buy it?
Before the visit
- Your postal code and the nearest main road: March, Terry Fox, Campeau, Hazeldean or Eagleson
- The year your house was built, if you know it
- For a stacked townhome or condo: unit number, entry code and visitor parking
- For a new home: the possession date
- Photos of each job with a tape measure in the frame
Where Kanata sits
Kanata is about 22 km west-southwest of downtown Ottawa along Highway 417, just west of the Greenbelt that separates it from the former City of Nepean. It became a city in 1978 and joined Ottawa in 2001. The main roads are March Road and Terry Fox Drive in the north, Campeau Drive near the Town Centre, and Hazeldean Road and Eagleson Road in the south.
A company based in the east or the core drives out the 417 to reach you. Put the nearest main road and your postal code in the request so it can tell on the first call if your street is inside its area.
Three kinds of home, three kinds of list
Kanata was planned. Developer Bill Teron bought more than 1,200 hectares of farmland in the 1960s and built a model community with a mix of housing types. The first street, Tiffany Crescent, went in in 1964. The population grew from about 19,700 in 1981 to about 80,800 in 2011.
- Beaverbrook and Glen Cairn. The oldest neighbourhoods; Beaverbrook is known for its hedged houses. If original doors are on your list, same-size replacements need no City permit. Health Canada lists older plaster, drywall and paint among materials that may contain asbestos, so put the build year in the request before any line that means sanding or cutting a wall.
- Kanata Town Centre. Townhomes and stacked townhomes sit on the east side of the Town Centre, and single-family homes take over further west toward Terry Fox Drive. For a stacked unit, the list needs access details: unit number, entry code, the floor and where a van can park.
- Kanata North and the newer subdivisions. North of the business park along March Road, development keeps moving north, with areas such as Briarbrook, Briar Ridge and Brookside on the east side of the road. In a new home, check what the builder’s Tarion warranty covers before paying for a repair.
Permits and the nearest City counters
Painting, new flooring, same-size door and window replacements, fences that do not enclose a pool, and decks under 24 inches above grade except at the main entrance are on the City’s no-permit list. For anything bigger, two Building Code Services counters are closest to Kanata: Ben Franklin Place at 101 Centrepointe Drive, weekdays 8:30 am to 4:30 pm, and the West Carleton Client Service Centre at 5670 Carp Road, open Wednesdays from 8:30 am to 4 pm. You can also call 3-1-1.

Questions
01Do you take requests from all of Kanata?
We pass your list to one local company that covers your street. Write your postal code and the nearest main road.
02My Beaverbrook house is from the late 1960s. Anything to flag?
Put the build year in the request. Health Canada lists plaster, drywall, spackling and paint among older materials that may contain asbestos and advises testing before renovating. Ask the company how it handles any line that means sanding or cutting a wall.
03We live in a stacked townhome near the Town Centre. What helps the visit?
Unit number, entry code, the floor, and where a work van can park. Condo corporations can set rules on hours and exterior work, so add any limits to the request.
04Our house in Kanata North is new. Should the builder fix some of this?
Possibly. Tarion’s one-year warranty from the date of possession covers defects in work and materials, and the two-year warranty adds items such as water getting in through the basement and defects in electrical, plumbing and heating systems. Send those to the builder, and send us the rest of the list.
