What to ask before you book

  1. Q1Do you work in Barrhaven regularly, and is there a travel charge from where you are based?
  2. Q2How do you mount on a shared townhouse wall, and what do you need to know about it first?
  3. Q3Can you do the blinds, curtain rods and shelves for a new house in one visit?
  4. Q4If you spot a builder defect on my list, will you tell me before you fix it?
  5. Q5Is the visit priced as a block of hours or line by line?

Before the visit

  • Your postal code (K2G or K2J) and the nearest main road
  • Your possession date if the house is new, and copies of any warranty forms already sent
  • Which walls are shared with the neighbours, marked on the list
  • Window widths inside the frame for each blind or curtain rod
  • Condo or freehold townhouse: any rules from the condo corporation on exterior work

Where Barrhaven sits

Barrhaven is about 17 km southwest of downtown Ottawa. The Greenbelt bounds it to the north, the Rideau River to the east and Highway 416 to the west, with Half Moon Bay to the south along Cambrian Road past the Jock River. It was part of the City of Nepean until 2001. Postal codes start with K2G and K2J.

Inside, the main roads are Strandherd Drive, Greenbank Road, Woodroffe Avenue, Fallowfield Road and Cambrian Road. Write the closest one in your request with your postal code.

Townhouses and shared walls

Modern Barrhaven began in the 1960s, when Mel Barr turned farmland into housing. The first subdivision houses along Larkin Drive date from the late 1960s and early 1970s. The province cleared the way for large growth in 1979, and the area filled quickly after that. Wikipedia describes the result as uniform: most streets are townhouses, some have larger single houses, and the older streets curve.

On a job list, townhouses change a few lines:

  • Shared walls. Mark which walls you share. A TV, a shelf unit or a heavy mirror on a shared wall needs the wall type and the location in the line.
  • Stairs inside the unit. Assembly upstairs means carrying boxes up. Say which floor each piece goes to.
  • Condo townhouses. If your townhouse is part of a condo corporation, exterior work such as a fence, deck or door may need its approval. Get it before the visit.

New builds: warranty first

Half Moon Bay and Quinn’s Pointe are listed as still under development. In a new home, some items on your list may be the builder’s to fix. Tarion’s one-year warranty starts on the date of possession and covers defects in work and materials. The two-year warranty adds water getting in through basement or foundation walls and defects in electrical, plumbing and heating systems. Report those through the builder and Tarion first, and send us the rest: blinds, curtain rods, shelves, a TV, closet organizers.

Permits and the nearest City counter

The City’s no-permit list covers a lot of Barrhaven yard work: fences that do not enclose a pool, decks under 24 inches above grade except at the main entrance, and landscaping. Bigger work goes through Building Code Services. The nearest counter to Barrhaven is at Ben Franklin Place, 101 Centrepointe Drive in Nepean, open weekdays from 8:30 am to 4:30 pm. You can also call 3-1-1.

Who you are dealing with

Ottawa Handyman Desk passes your Barrhaven list to one independent local company. That company calls you, prices the jobs and does the work.

Questions

01We just moved into a new Barrhaven townhouse. Where do we start?

Split the list in two. Defects the builder may owe, such as cracks or doors that will not close, go to the builder under the Tarion warranty, which starts on the date of possession. Additions you choose, such as blinds, shelves and a TV, go on the handyman list.

02Can a TV go on the wall we share with the neighbours?

Tell the company it is a shared wall in the request. It will want to know what the wall is made of and where you want the TV, so it can plan the anchors. If you rent or live in a condo townhouse, check the rules on drilling first.

03Do you take requests from Half Moon Bay and Stonebridge?

Write your postal code or the nearest main road, such as Strandherd Drive, Greenbank Road or Cambrian Road. We pass the list to a local company that covers it.

04Can a handyman put in fence posts for the backyard?

Fences that do not enclose a pool are on the City’s no-permit list. New posts break ground, and Ontario Dig Authority locates are required for any project that does. The locates are free. Put the request in before the visit.
